Building Design Standards
The City of Guthrie’s Building Design Standards ordinance was developed to provide design guidance for construction projects undertaken in the City. The goal is to promote the improved aesthetic and functional quality of the community as a whole. The standards apply to commercial and residential construction projects in all areas of the City and supports the implementation of community-wide goals which are defined in the City’s Comprehensive Plan.

Building Inspection Responsibilities
The Building Services Division is responsible for:
- Administering and enforcing the adopted International Codes, the National Electrical Code, and City Ordinances to ensure that commercial and residential structures are built to standards that protect the health, safety, and welfare of our citizens
- Providing code and ordinance interpretation to citizens, contractors, and design professionals through consultation and informational handouts
- Reviewing building applications and plans for compliance with ordinances and codes
- Coordinating reviews with outside agencies to ensure that public health, safety, and welfare standards are achieved
- Conducting inspections of construction work requiring permits to ensure the safety of the public and compliance with City ordinances
- Verifying qualifications and licensing of contractors
Building Services Procedures
- To schedule an inspection, call the Planning Department at (405) 282-1110 at least 24 hours prior to the requested date of inspection
- Work must not be concealed prior to obtaining an inspection
- Be certain to obtain all inspections listed, or a Certificate of Occupancy may not be issued
- Prior to the issuance of a Certificate of Occupancy, all requirements of the planning, engineering, and fire departments are required to be met
When Do You Need a Permit
A permit is required for new construction, additions, or alterations. Examples of projects that require permits are:
- Structures over 120 square feet in area
- Room additions
- Roofing
- In-ground swimming pools and above ground pools deeper than 24 inches
- Retaining walls four feet and over
- Interior remodels or modification to existing structures
- Electrical service changes and upgrades
- Installation of all electrical branch circuits and receptacles
- Central Heat and Air Conditioning Equipment
- Water heater replacement
- Signs
- Sewer and water line installation
Permits are not normally required for painting, installing Sheetrock or floor tile. If you are uncertain as to whether a permit is needed, contact Construction Services at (405) 282-1110
Caution
If you do work, or have work done, without a required permit, you will be in violation of the City of Guthrie Municipal Code. Additional fees will be incurred; including double permit fees and possible fines.
